‘Care Home Improvements’ Project Case Study

This time out OBP took on a ‘live’ tenanted private residential care home project. Our client’s main driver was to to make some improvements externally, importantly this was not to improve the aesthetic of the property more so to invest in the thermal performance by upgrading the building fabric to current Part L building regulations. As a result we saw an opportunity to use our expertise to ensure our client’s objectives were achieved, whilst also adding some value by improving the aesthetics at the same time.
Background information:
The Part L Building Regulations, officially known as Approved Document L, address the conservation of fuel and power in new and refurbished dwellings in the UK. The upgraded Part L Building Regulations aim to reduce carbon emissions for new and refurbished buildings by at least 31%
The improvements:
Issue: Existing roof lacked correct and consistent amounts of insulation throughout.
Solution: Strip existing roof covering and renew all pitched roofs to allow new insulation to be installed correctly and to Part L requirements. The roof was finished with Cedral UK Thrutone Fibre Cement tiles
Issue: Waterproofing details such as lead valleys, soaker and flashings were failing.
Solution: Install new leadwork to all valleys, soakers and flashing including replacement of all horizontal and vertical abutments
Issue: Existing bay windows and pikes were found to be uninsulated, Causing cold spots, drafts and condensation.
Solution: Install New James Hardie composite cladding and framework system which allowed for a rigid PIR board to be installed to replace existing traditional timber framework and cladding.
Issue: Existing windows were timber framed with some areas single glazed.
Solution: Upgrade to UPVC windows to replace existing timber frames
Issue: Existing flat roof was uninsulated.
Solution: Strip existing roof covering and install a new flat warm roof build with insulation. The roof was finished using a cold applied liquid waterproofing to achieve 25 year warranty.
