‘House of Selfies’ Project Case Study
The sale of ‘Moorland Lodge’ was well documented. One headline read ‘It’s the end of an era for one of Huddersfield’s oldest hotels and restaurants’ Moorland Lodge had been under the same ownership for 40years. This meant that the task of reinventing the property for 21st century living was huge.
The building dates back to around 1850 when it was known as The Moorlands Refreshment Rooms. It provided food and lodgings, along with “good stabling,” for the men with their horses and carts who travelled the moors between Huddersfield and Lancashire.
OBP Projects Ltd were employed to oversee the renovation and we were delighted to take on the challenge of Project Manager.

Once the roof was replaced using a sympathetic modern roofing system OBP Projects Ltd began extensive site clearance and strip out works taking all existing surfaces and finishes back to original stonework.
The project involved complete refurbishment of the existing property, including structural works to sure up the property whilst creating new spaces. The existing oil based heating system was replaced with a new LPG gas supply whilst the water mains were upgraded to serve the layout of the property.
Externally three elevations were upgraded with an EWI render system carefully finished with new stone cills to retain the character of the building whilst significantly enhancing the buildings energy performance. This also meant that internally we could expose the original brickwork and stone to create the desired aesthetic our client was passionate about bringing to life.
Internally the property had the benefit of a new mechanical and electrical design which was installed to a high specification and complimented the new look for this historic building.
The finishes throughout were carefully selected with OBP Projects team working closely with the client sometimes on a daily basis to ensure the project brief was met.
The team behind this project are so proud of the result, we get excited the more we see it and we would like to think that both the previous owners along with the new operator are over the moon with the outcome.
There was an eye watering three generations of OBP O’Connor Brothers on this Project and boy you can see the chemistry when onsite, it just works and we like it.
